WHAT DOES AN AIRBNB MANAGER LOOK LIKE?

Depending on the size, age, and location of your home, each management process is fairly similar and can be explained below in a few simple steps. Step 1

Check Vacation Rental Rules

Before anything happens, the number one priority is to make sure that you check with the city, HOA, state, ECT that your home is legally allowed to become a vacation rental.  If you are looking to buy a property MAKE SURE that this step is done BEFORE you buy a home. Ask what rules are in place for vacation rentals and any fees associated. Most places have a yearly fee and rules are typically minimal (parking, # of people allowed on property). It is never a bad idea to check 1,2, or even 3 times with different city officials to make sure that short-term rentals rules and regulations are the same and can be met. 

Step 2

Have the Property Looked At

After 5 years of  AIRBNB and VRBO experience, I can confidently say that I know what guests want in a vacation rental. With that knowledge, it is crucial that I come and take a look at the property, in person, to understand its strengths and weaknesses and what can be done to bring in the most guests possible. After seeing the physical location, I will suggest improvements that might need to be made. The most common items are painting, carpet cleaning, new furniture, new sheets and blankets, and redecorating. After suggestions have been made, I can accurately create an estimate of monthly income.

Step 3

Prepare the Home

When you get the okay that the home can legally become a vacation rental, and the monthly income is discussed, we are ready to prep the home for guests. Any suggestions that were made on the initial visit are typically done during this time. Then, the home is stocked with towels, sheets, blankets, amenities and other items that guests want during their stay. Step 4

Deep Clean and Take Pictures

Once all the furniture is in place and the house is fully stocked, cleaners are brought in to deep clean the home. After the home is completely clean I will walk the property and make sure it is picture ready. Then a professional photographer will meet with me and I will walk them through what pictures we need and what items need special attention. (Typically a professional can take up to 1-2 weeks to get these pictures back to us)

Step 5

Market the Home

And that is it! From here on out we take over. We create the listing,  manage all guests, and coordinate cleaning and maintenance as needed. The details of managing the home are extensive and can be found in better description on the Pricing page or in the Owner Links.
